Credit, Criminal and Civil Records Will Be Checked, As Well As Employers And Past Landlords.
You Know If You Have A Judgement Against You For Non-Payment Of Rent; Have Been Evicted From A Previous Rental Unit; Owe Monies To A Previous Landlord For Damages, Rent Owed, Etc; Have A Disqualifying Criminal Record Or DisQualifying Credit Record. Rental Reports must be completed for anyone 18 years of age or older for Applicants or Occupants. If you know a Negative report is probable, "DO NOT" apply.
Application Fees are as follows:
$50.00 per Applicant (One person on application).
$50.00 for two (2) Applicants only if the applicants are Married.
If second (2nd) Applicant or Occupant is not a Spouse, You must complete a second (2nd) application.
"Please read the following application guidelines carefully before submitting your application"
1: Applicants must verify gross monthly income equal to, or greater than, three (3) times the monthly rental rate. The combined gross income of married couples will be considered to meet the income requirement. Married couples must present proof they are married, such as a copy of marriage license or two (2) photo ID's showing same last name (such as driver's license). Only two (2) adults , who are not related, are permitted to live in a property, unless the property Owner gives permission for exception. The incomes of unmarried singles will NOT be combined, meaning each applicant must have verifiable gross monthly income equal to, or greater than three (3) times the monthly rental rate.
2: Each applicant must submit a valid social security number, photo of social security card and a photo ID such as a driver's license, passport or government issued photo ID card.
3: All adults eighteen (18) years of age or older are required to be listed as a lessee, must submit an application, must pay application fee and be held financially responsible for all terms of the lease.
4: Applicants must have satisfactory or better tenancies with all past landlords. Past landlord reports of non-payment of rent, late payments, noise and disturbance complaints, illegal activities, damaging or failing to leave unit clean are stand alone grounds for denial of an application.
5: Applicants must have given their present landlord appropriate notice of their intentions to vacate.
6: Felony convictions within the past ten (10) years are stand alone grounds for denial of an application. Past or present "sex offender" registration is stand alone grounds for denial.
7: Proof of good credit is required. Civil court records and credit reports must NOT contain judgments, eviction filings, collections, liens or bankruptcy in the past Five (5) years. Unpaid collections and judgments are considered bad credit. Credit rating of 3 to 9 are considered badcredit.
8: No credit history, no rental history are grounds for denial. Increased security deposit amounts and/or co-signer may be required. Please see FAQ page for co-signer requirements.
9: Capstone Investments always requires a minimum of one (1) month's rent, plus security deposit and any other fees (such as pet fees) be paid in full prior to receiving keys. Please see our FAQ page for pro-rated rents.
10: If pets are permitted, a non-refundable pet fee will be required as directed by the property Owner. Normal pet fee is $400.00 for one (1) pet and $100.00 for each additional pet. The property Owner has the right to refuse certain types of pets and may have restrictions on the size of the pet. No dangerous dog breeds, or their mixes, are permitted. 11: Applications normally take 2-4 buisness days to process but could take up to a week. Historically, time to process is greatly affected by lack of employers and current and former landlords to respond timely. It is important you provide Capstone Investments with correct contact information for employers and landlords.

POTENTIAL TENANTS SCREENING REPORT IS CONSIDERED CONFIDENTIAL AND FOR CAPSTONE INVESTMENTS USE ONLY. THIS REPORT WILL NOT BE PROVIDED TO APPLICANTS. IF YOUR APPLICATION IS REJECTED, YOU WILL RECEIVE A WRITTEN NOTICE (BY MAIL OR EMAIL) OF REJECTION. THIS NOTICE WILL PROVIDE CONTACT INFORMATION OF THE AGENCY PROVIDING THE REPORT."
